FORMER CAR DEALERSHIP SELLS IN SLEEPY HOLLOW

Open Door Family Medical Centers acquired 1 New Broadway in Sleepy Hollow, NY from privately owned Grotto Holding Corp. for $2.4 million, or about $189 per square foot.

The two-story, 12,700-square-foot building is located in the West I-287 Corridor submarket. The building previously was a car dealership, gutted and converted into an office building. In 2007, the seller purchased the building with plans to expand his plumbing company, but the company eventually outgrew the space. Renovations were made with the addition of sprinklers, heating, plumbing and air.

Open Door Family Medical Centers plans to occupy the office space to expand its business. They provide health care and human services at affordable prices to the economically disadvantaged.

Ann Silver and Nick Spano of Rand Commercial Services represented the seller. The buyer did not have broker representation.
